What roofing work do older village houses need?
South Cambridgeshire’s listed buildings guidance describes the materials found on the district’s historic buildings: clay plain tiles, clay pantiles and thatch, with lead used for flashings, valleys and chimney aprons. Slipped tiles: refix before you replace
The same guidance identifies “slippage due to rusting metal fixings and decaying battens” as one of the most common problems on a tiled roof, and says the best answer is usually to re-lay the roof reusing the original tiles. That’s good news for your wallet and for the look of the house. Checkatrade’s 2026 guide puts replacing up to five tiles at around £170 where access is easy, rising to about £500 where scaffolding and hard-to-find tiles are involved.
Lead around chimneys, valleys and dormers
The council considers a lead flashing and apron “the most satisfactory detail around chimneys”, and it’s the detail we recommend. Lead sheet comes in codes by thickness: Code 4 (1.80 mm) is the standard choice for flashings, while Code 5 (2.24 mm) suits valleys, aprons and dormer roofs. Lead expands and contracts with temperature, so no single piece of flashing or valley lining should be longer than 1.5 metres. Laid properly, lead can last for centuries. Storm damage: what to do when the wind gets up
Cambridgeshire doesn’t escape the big storms. Before Storm Eunice in February 2022, the Met Office issued an amber warning for the county with gusts of 60–70 mph, up to 80 mph in a few places, and warned that damage to buildings, with roofs blown off, was likely. Storm Amy brought a yellow wind warning in October 2025.
When a storm lifts tiles or ridges:
- Stay off the roof and away from fallen debris. Wait for the wind to drop.
- Contain water inside. Buckets, towels and moving valuables do more good than anything you can do outside.
- Photograph the damage from the ground for your insurer.
