Roofing in Milton, the nearest village to our base by road
By road, Milton is the closest village to our base on The Grove: about 1.4 miles in a straight line and roughly 1.9 miles, or five minutes, by road. If you’re looking for roofing in Milton, Cambridge, the team you’d be hiring is practically next door, not driving in from across the county.
The parish is bigger than many people realise. It takes in Cambridge Science Park and Cambridge North station, which is why some addresses inside Milton parish carry CB4 postcodes rather than the village’s own CB24 6. Milton Road, the A1309, runs 6.5 miles from the Milton Interchange on the A14 and A10, past the Science Park and Cambridge Business Park, to Mitcham’s Corner in the city.
What sort of roofs are there in Milton?
Milton is in South Cambridgeshire, and the housing there follows a different pattern from the city’s. Three in four homes in the district are detached or semi-detached (41% and 34%, Census 2021), compared with about 37% in Cambridge itself, where flats and terraces dominate. More than 60% of South Cambridgeshire homes were built between 1945 and 2008, and around one in five since 2009 (Valuation Office Agency, 2025).
Homes of those ages usually have pitched roofs in concrete or clay tiles, uPVC or timber fascias, and flat roofs on garages, porches and extensions. They don’t need the conservation-area care of a Victorian terrace, but they do reach predictable milestones: the first re-roof, the first flat roof replacement and the first time the roofline needs renewing.
Repair or re-roof?
Most roofs don’t need replacing just because they’re old. When the covering is basically sound and the fault is a ridge, a valley or a handful of cracked tiles, repairing it is the sensible answer. Checkatrade’s Cambridge-area figures put a typical roofing repair at £583 to £2,284 (average about £1,178), against £5,443 to £12,297 for a full roof replacement (average about £8,134). We’ll show you photos and give you both options in writing, so you can decide with the facts in front of you.
Felt roofs on garages and extensions
Torch-on felt typically lasts 15 to 20 years, EPDM rubber 30 to 50 (Checkatrade, 2026). If your extension’s felt is cracking or blistering, re-covering it in EPDM costs more per square metre than felt (roughly £80–£100 against £50–£80 for the covering) but should last far longer.
Commercial roofs at the Science Park end of the parish
Cambridge Science Park was founded by Trinity College in 1970 and is the oldest science park in the UK. Its offices and labs, and the units at nearby Cambridge Business Park, sit between 0.3 and 0.7 miles from our base.
Commercial roofs come with their own rules. Under Approved Document L Volume 2, renovating more than half a roof, or more than a quarter of the building’s whole envelope, means upgrading the insulation, to 0.18 W/m²K for a flat roof where feasible, backed by a condensation-risk report from a suitably qualified person. Safety is just as important: the HSE says almost one in five construction deaths involve roof work, and every roof should be treated as fragile until a competent person has confirmed otherwise. Buildings built or refurbished before 2000 may also contain asbestos cement sheeting, which should be left undisturbed until it has been identified.
Planning in Milton
A single planning service, Greater Cambridge Shared Planning, handles both the city and South Cambridgeshire, and its online map shows whether your Milton address is affected. The district contains 85 conservation areas in all. Like-for-like re-roofing usually needs no planning permission, and the Article 4 directions on the district’s list concern things like agricultural development and the temporary use of land, not the roofs of houses. Dormers and loft extensions are where the rules start to bite; see the FAQ below.

Why choose a roofer five minutes down the road?
Short trips keep small jobs affordable and make follow-up visits easy. For a business, it means we can meet a facilities manager on site for a survey during the working day without losing half of it to travel. Our office hours (Monday to Friday, 8am to 5pm) line up with most commercial tenants, and our Google reviewers mention detailed quotations and a tidy site, which matters just as much in an office car park as on a driveway.
