  • Homes built since 2009, around 20% of the South Cambridgeshire housing stock
  • Late 20th-century houses, more than a quarter of the district's homes (built 1983–2008)

  • Older village buildings, some listed, in clay tiles, pantiles or thatch

Roofing in Waterbeach, north of Milton

As the crow flies, Waterbeach lies about 3.4 miles north of The Grove; by road it’s around 4.1 miles, roughly eight minutes away. For roofing in Waterbeach, north of Cambridge in the CB25 9 postcode area, that puts us close enough to look after both the occasional big job and the small, regular ones such as gutters.

The village sits in South Cambridgeshire, in a district ward that also takes in Milton. That ward stretches as far as Cambridge North station, so its boundary comes to within half a mile of our door.

Newer homes, and the roof problems that come with them

About one in five South Cambridgeshire homes has been built since 2009, and more than a quarter between 1983 and 2008 (Valuation Office Agency, 2025). A young roof isn’t a trouble-free roof. Common issues on newer homes include:

  • Loose ridge and verge fixings. Many modern roofs use dry-fix ridges and verges instead of mortar, and a badly fixed one can rattle loose. Checkatrade prices dry ridge repairs at about £50–£70 per metre.
  • Gutters without enough fall. Water ponds in the gutter rather than running to the downpipe, then overflows in heavy rain.
  • Solar panels. If a repair is needed underneath, the panels have to be isolated and lifted by a qualified installer before we can get to the tiles.

If your home is still within its new-home warranty, report defects to the developer or warranty provider first. We’re happy to survey the roof independently and document what we find.

Gutters, fascias and soffits: the jobs that come round every few years

East Anglia is the driest region of the UK; the Met Office’s 1991–2020 average for Cambridge is about 559 mm of rain a year. But a dry average hides heavy bursts. October is the wettest month (about 59 mm), and summer storms can drop a lot of water in a short time onto gutters already part-blocked by leaves and moss. In summer 2025, East Anglia was the warmest and sunniest district in the UK and had only 62% of its usual seasonal rainfall, which shows how long the dry spells between downpours can be.

What this means for you:

  • Gutter cleaning. Checkatrade’s East of England average is about £146 (range £114–£194), the third-highest of its 12 regions.
  • Gutter replacement. Replacing a 15–20 m run with three downpipes typically costs £650–£1,700, averaging about £1,000; uPVC guttering is around £30–£70 per metre fitted.
  • Fascias and soffits. Around £150 per linear metre to replace, or about £85 per metre to cap over sound old boards with uPVC.

Prices are Checkatrade guide figures for 2026; we fix ours in writing after a survey.

Moss: two views, one sensible approach

CORC, a roofing trade body, and Checkatrade don’t agree about moss. CORC says it is rarely an issue and that pressure washing is potentially very harmful to roofs, while Checkatrade warns that heavy moss traps moisture, widens cracks and blocks gutters. In a climate as dry as ours, moss tends to build up mainly on shaded, north-facing slopes and under trees. If it’s blocking gutters or lifting tiles, remove it by hand; if not, it’s rarely worth paying to clean a roof.

Planning in Waterbeach

Waterbeach is covered by Greater Cambridge Shared Planning, so the same online map shows conservation areas and other restrictions for every address in the city and South Cambridgeshire. Replacing gutters, fascias and soffits like-for-like doesn’t need planning permission, and nor does ordinary re-roofing. Changes to the look of a listed building, including its rainwater goods, may need listed building consent, so check first if your home is listed.

Which roofing services do Waterbeach homeowners use most?

Why a roofer eight minutes away makes sense

Roofline work is rarely a one-off. Gutters need clearing again, a downpipe joint lets go, a fascia board needs a second look after winter. Having a team a short drive away keeps those small visits affordable and easy to arrange, and over 40 years of combined experience means we can tell you plainly what needs doing now and what can wait.

Good questions

Roofing in Waterbeach: FAQs

My house is only a few years old and the roof is leaking. Who should fix it?

Start with the developer or your new-home warranty provider if the house is still within its warranty period, because defects in the original build are usually theirs to put right. If you'd like an independent view first, we can survey the roof and document the defects with photos and notes. Once the warranty has lapsed, we can carry out the repair ourselves.

How much does gutter cleaning cost in Waterbeach?

Checkatrade's 2026 figures put the East of England average at about £146, within a range of £114 to £194, which is the third-highest of its 12 UK regions. A typical semi costs around £100 to £150 and a four-bed detached house £130 to £165. We'll confirm the price once we've seen the house. Our gutter cleaning and repair costs guide has the detail.

Should I have the moss cleaned off my roof?

Not always. The Confederation of Roofing Contractors says moss rarely harms a roof and warns that pressure washing can do real damage. Checkatrade points out that heavy moss traps moisture and blocks gutters. If moss is lifting tiles or choking your gutters, removing it by hand and clearing the gutters is sensible; if it's a light green film on a north-facing slope, it can usually be left.

Should I replace the fascias, soffits and gutters at the same time?

Often, yes, if they're all of a similar age. Access is a big part of the cost: Checkatrade puts scaffolding at roughly £300 to £600 per elevation per week, so doing the whole roofline under one scaffold is usually cheaper than two separate jobs. If only the gutters are faulty and the boards are sound, there's no need to replace everything.

When could you come and look at my roof in Waterbeach?

The drive takes about eight minutes, but the honest answer depends on how busy our week is. Ring us on 01223 902596, Monday to Friday from 8am to 5pm, and we'll give you a real date for a free survey. If an overflowing gutter is pouring water down a wall or a leak is getting worse, tell us and we'll talk through what you can do in the meantime.
