Where we fit flat roofs around Cambridge

Flat roofs are everywhere in Cambridge. Almost every Victorian terrace in Chesterton, Romsey and Mill Road has a rear extension or a dormer with a flat roof, the 1930s and post-war semis in Arbury and King’s Hedges often have flat-roofed garages and porches, and the newer estates in Trumpington, Orchard Park and Eddington use flat and low-pitch roofs on extensions and balconies.

We work on all of them, from a single garage roof to a full commercial re-cover:

  • Rear and side extensions — the most common job we do, often with a roof lantern or rooflights.
  • Dormers and loft conversions — tight details and upstands where a neat finish matters.
  • Garages, porches and bay roofs — quick, cost-effective re-covers.
  • Balconies and walkways — hard-wearing GRP finishes.
  • Commercial flat roofs — offices, shops and managed blocks; see commercial roofing.

EPDM, GRP or felt: which flat roof system is right for you?

We fit all three main systems, so our advice isn’t skewed towards one product. Each has a place:

System What it is Typical lifespan Best for
EPDM rubber A single seamless sheet of synthetic rubber, bonded to the deck 30–50 years Most extensions and garages; great value over its life
GRP fibreglass Glass-fibre matting set in resin, finished with a hard topcoat 25–30 years (recoat every 10–15) Complex shapes, balconies, roofs with foot traffic
Torch-on felt Layers of modern bitumen membrane, heat-bonded 15–20 years Tight budgets, outbuildings, like-for-like re-covers

Lifespans are typical ranges from Checkatrade’s 2026 flat roofing cost guides; workmanship, falls and maintenance make a big difference. We go into more detail on our EPDM rubber roofing, GRP fibreglass roofing and felt roofing pages.

How much does a flat roof cost in Cambridge?

According to Checkatrade’s 2026 data for Cambridge, a new flat roof typically costs between £1,430 and £2,988, with an average of around £2,059, and flat roof repairs average about £1,000. Per square metre, EPDM rubber usually costs £80–£100, GRP £95–£120 and torch-on felt £50–£80 for the covering. A fully insulated warm roof, built from the deck up, is closer to £210 per m².

What moves the price:

  • Size and access — a ground-floor garage is quicker than a second-floor dormer that needs scaffolding.
  • The deck underneath — if the boards are rotten, they need replacing before the new covering goes on.
  • Insulation — replacing more than half of a roof normally means upgrading the insulation to meet Building Regulations.
  • Details — roof lanterns, rooflights, upstands, outlets and new edge trims all add time.

The table further down this page gives typical prices for common jobs. Our full flat roof replacement cost guide explains every line item.

Insulation and Building Regulations

If more than 50% of a flat roof is being renovated, Approved Document L expects the whole roof to be brought up to current thermal standards where it is technically and economically feasible. For most homes that means a warm roof: insulation boards laid on top of the deck, under the new waterproof covering, which keeps the timbers warm and dry and avoids condensation problems.

We’ll tell you at the survey whether the rules apply to your roof, explain the options in plain English and deal with building control notification. If you want to understand the difference before we visit, read warm roof vs cold roof.

Cambridge weather and flat roofs

East Anglia is the driest region in the UK, and the Met Office records an average of around 559 mm of rain a year at its Cambridge station. That sounds kind to roofs, but flat roofs here are punished in other ways: long hot summers dry out and crack old felt, around 40 frosty nights a year open up small splits, and the heavy summer downpours we do get find any low spot where water ponds. A flat roof that drains properly and is built from durable materials copes with all of it.

Our flat roofing process

  1. Free survey — we inspect the roof (by ladder or drone), check the deck and look inside for signs of leaks.
  2. Written quote with options — usually a repair option and a replacement option, with the system, insulation and guarantee spelled out.
  3. Strip and prepare — we remove the old covering, replace any rotten decking and fix new timber where needed.
  4. Install — insulation (if required), then the EPDM, GRP or felt system with proper upstands, trims and outlets.
  5. Tidy up and hand over — we clear the site, show you photos of the finished roof and give you the guarantee in writing.

Repairs are covered by our 5-year warranty, and new roof installations come with our 10-year insurance guarantee.

Good questions

How much does a new flat roof cost in Cambridge?

Most domestic flat roofs in Cambridge cost £1,430 to £2,988, with an average of about £2,059 for a typical extension or garage (Checkatrade Cambridge data, 2026). Larger roofs, insulation upgrades, roof lights and scaffolding add to the price. We give a fixed written quote after a free survey. See our flat roof replacement cost guide for the full breakdown.

Which is best for a flat roof: EPDM, GRP or felt?

It depends on the roof. EPDM rubber is a single seamless sheet that typically lasts 30–50 years and suits most extensions and garages. GRP fibreglass is very hard-wearing and neat around details, lasting around 25–30 years. Torch-on felt is the cheapest upfront but usually lasts 15–20 years. We'll recommend the right one after the survey; read EPDM vs GRP.

How long does a flat roof last?

Roughly 15–20 years for torch-on felt, 25–30 years for GRP and 30–50 years for EPDM rubber, according to Checkatrade's 2026 cost guides. Good installation, enough fall to shed water and clear outlets matter as much as the material. Our guide on how long a flat roof lasts explains what shortens a roof's life.

Can you repair a leaking flat roof instead of replacing it?

Yes, often. If the deck underneath is sound and the leak is local (a split, a failed upstand or a lifted edge), a targeted repair is usually the sensible option. If the covering is blistered all over, the decking is soft or the roof keeps leaking in new places, replacement is better value. We'll show you photos and give you both options in writing.

Do I need Building Regulations approval for a new flat roof?

Usually, yes, if you replace more than 50% of the roof. Approved Document L then expects the roof to be insulated to current standards (0.16 W/m²K where feasible), which normally means a warm-roof build-up. Replacing a small section, or a like-for-like repair, does not. We'll explain what applies to your roof and handle the paperwork with building control.

Can a flat roof be replaced in winter?

Yes, but the system matters. EPDM rubber can be laid in most dry weather, while GRP resin needs dry conditions and suitable temperatures to cure properly, so we plan installations around the forecast. Cambridge is one of the driest parts of the UK, which helps, but we won't lay a roof in rain. Urgent leaks can be made safe temporarily at any time of year.

Do you fit roof lanterns and skylights in flat roofs?

Yes. We fit and replace roof lanterns, flat-glass rooflights and domes as part of new flat roofs, and we can upgrade old single-glazed domes on existing roofs. Leaks around rooflights are usually a failed upstand or seal, which we can repair. See our Velux and skylights page for more.
