Girton shares the CB3 postcode district with north-west Cambridge. It’s about 3.1 miles from our base on The Grove in a straight line, but around 6.1 miles and 14 minutes by road, so it’s a little further than it looks on a map. Older and listed buildings
Where a building is listed, the council’s guidance supports UK-sourced materials, particularly natural Welsh slate, and notes that slate needs a roof pitch of 25 degrees or more. A listed roof can’t be switched to concrete tiles or fibre-cement slate without listed building consent. Energy rules flex here too: Approved Document L allows work to listed and conservation-area homes to fall short of full energy-efficiency standards where meeting them would unacceptably alter the building’s character.
Eddington and homes with solar panels
The North West Cambridge development at Eddington was designed with many photovoltaic panels and a district heating network. Any home with roof-mounted panels, in Girton or Eddington, needs them isolated, lifted and refitted around roof work by a qualified installer, and that should be planned from the start.
Building Regulations when you re-roof in Girton
Re-roofing is building work, and the Planning Portal says that in most situations it needs Building Regulations approval. The key rule from Approved Document L: if more than 50% of a roof (or more than 25% of the whole building envelope) is renovated, the whole roof should be brought up to an improved U-value of 0.16 W/m²K where feasible. For a typical pitched roof that usually means topping up the loft insulation; Checkatrade recommends a minimum of 270 mm of glass wool or 250 mm of rock wool.

Planning in Girton
Girton falls under Greater Cambridge Shared Planning, which publishes one planning map for the city and South Cambridgeshire. Like-for-like re-roofing generally needs no planning permission.
